An Airbnb cleaning service is not simply a faster version of weekly house cleaning. It is a small operation with a hard deadline, where cleaning, linen, property checks and host communication all meet. A reliable service therefore starts with an agreement, not a mop: what you own, how much time the property needs, and what happens when a guest leaves late.
Why a turnover is different from regular cleaning
A regular client can often move an appointment by an hour. A short-term rental in Prague 1 cannot. One guest checks out at 10:00, and the next receives the lockbox code for 15:00. If the floor is still wet and the sheets are tumbling in the dryer at 14:55, the cleaner and host both have a problem.
Guests also judge different details. A homeowner may overlook one of their own hairs in the bathroom. A new arrival will not. They notice a stale fridge, a fingerprint on the mirror, crumbs in the cutlery drawer and a badly fitted sheet. The target is not a sterile room. It is the reassuring sense that nobody else has just used it.
Draw the responsibility line during the first walkthrough. You can own the agreed cleaning standard and prompt reporting. The host must provide access, sufficient linen and supplies, working appliances, and a realistic booking gap. Two sheet sets for three beds are not your planning failure, but you do need to report the shortage before 13:40 on turnover day.
Define the service before you price it
A standard Airbnb turnover cleaning package should be written down by room and task. It will usually cover the bathroom, toilet, kitchen surfaces, a fridge check, vacuuming and mopping, reachable dust, rubbish, bed making, room reset and final photographs. Settle the small questions too. Do you wash the guests' dishes or only empty a clean dishwasher? Do you refill coffee and toilet paper from the host's stock? Who takes recycling away?
Linen is its own operation. Making a bed from a prepared bundle is one service; washing and drying inside the flat is another; transporting linen to a laundry is another again. Laundry completed during the turnover also makes your deadline depend on the machine cycle. I recommend three complete sets per bed: one in use, one clean reserve and one being washed.
Do not squeeze every task into the base rate. Ovens, windows, limescale build-up, the space behind furniture and upholstery belong on a rotating deep-clean plan. Add one rotating job each week or sell the host a monthly deep-clean block. Photograph exceptional mess before touching it. Heavy grease after a party, vomit or cigarette smoke in a non-smoking flat should trigger a pre-agreed additional rate.
A damage check does not make you the property manager. Record broken glass, a mattress stain, a missing towel or a loose handle on arrival. You might replace a bulb if spares are stored in the flat and the task is agreed. Repairs, guest disputes and shopping for equipment belong to a co-host or manager, unless the host pays you separately for that work.
Airbnb cleaner pricing that still works on a busy day
An hourly rate is easy to calculate, but hosts usually prefer a fixed price for a standard reset. Build that price from measured time: floor plan, bathrooms, beds, linen handling, travel, parking, plus ten or fifteen minutes for inspection and reporting. A studio with one bed in Žižkov is not comparable to a six-bed, two-bathroom flat near Old Town Square.
Take a realistic example. Cleaning takes 2 hours 20 minutes, travel and carrying supplies take 35 minutes, and the report takes 10. At a target working rate of CZK 400 per hour, the labour is already about CZK 1,230 before products, laundry or contingency. A CZK 900 quote may look like a three-hour booking. In reality, you are donating the journey and admin.
Your Airbnb cleaner pricing sheet should name the extras: each additional bed, each laundry set, weekends and public holidays, last-minute requests, waiting after a late checkout, and exceptional mess. A surcharge is not a punishment. It pays for capacity that cannot be sold to another client once an emergency call takes over the afternoon.
Include consumables when you supply them. Bags, gloves, microfibre cloths and descaler seem insignificant one by one; the monthly total does not. I prefer two packages: a base service using the host's supplies, and a managed option with a materials allowance and minimum-stock checks.
A turnover SOP, from calendar to final photograph
A useful vacation rental cleaning checklist begins before the guest departs. Ask the host to share the iCal feed from each booking platform or a dedicated calendar. Every event should show the address, checkout and check-in, guest count, beds to prepare, access instructions and exceptions. Treat iCal as the booking source, not your only alarm. Set a reminder the day before and another on the morning itself.
On arrival, open windows, inspect the property and photograph damage or unusual mess. Start the longest processes first: laundry, dishwasher and limescale soaking. Gather rubbish and used textiles. Work high to low and keep toilet tools separate from kitchen cloths, ideally by colour. Finish the bathroom early enough to dry. Floors come last, working towards the door.
One cleaner I spoke with about a Karlín flat lost almost twenty minutes on every visit searching for linen. Labelling shelves by size and preparing sealed bundles marked “double bed + two towels” fixed the problem. She did not mop any faster. She removed dead time, which matters far more in a narrow turnover window.
Use the same closing photo set every time: each room from the doorway, made beds, bathroom, kitchen worktop, fridge interior and supply levels. Send the images in one message with the completion time and a short note. Photograph damage both close up and in context. That protects the host and proves the condition in which you handed over the flat.
Build a backup before you need one
A backup is not somebody you call for the first time at noon on Saturday. The second cleaner should know the property, have authorised access, understand the SOP and complete at least one turnover beside you. Agree their rate, key handover and responsibility for the final inspection in advance.
Keep a real buffer before check-in. For an ordinary Prague flat, I would not schedule completion for 14:50 ahead of a 15:00 arrival; 14:30 is the target. Thirty minutes covers a stubborn lock or another pass for pet hair. It will not absorb a two-hour late checkout, so your protocol must state who contacts the departing guest and who can approve a delayed arrival.
Tell the host as soon as you understand the effect of a delay. A useful message has three parts: what happened, the new honest finish time, and the decision you need. For example: “The guest left at 11:35 and the flat has exceptional mess. I can finish the agreed standard by 15:20. Please confirm a delayed check-in; photographs are attached.” Silence until 14:55 is how complaints begin.
Win the first host, then earn the next turnover
Your profile for short-term rental cleaning should demonstrate operational reliability, not just a shiny tap. Mention fast turnovers, linen handling, iCal scheduling, photo reports and weekend availability. A host reference that names punctuality and consistency is stronger than “she cleans nicely”.
Offer the first job as a paid pilot. Walk through the property, time the work, record the standard and inspect the result together. After two or three visits, adjust the price using real timings. A cheap trial with vague boundaries tends to create expectations that are painful to correct later.
Hosts stay for predictability: the same result, the same photo set, early supply warnings and no billing surprises. A short report can cover completion time, linen count, items to restock, faults and the next scheduled turnover.
Cleaners who want to present a clear, professional offer to Prague hosts can list their services through ČistýKout. Hosts looking for a Prague-based Airbnb cleaning service can also send a no-obligation cleaning enquiry. A good turnover is not a race with a mop. It is a system that still works on Friday afternoon when the schedule starts to slip.
