Mold around windows: what to clean and when to fix the cause

Plíseň kolem oken: kdy přestat čistit

Mold around windows does not automatically mean a home is dirty. A small mark on smooth uPVC may be a surface-cleaning job. Black dots buried in silicone, swollen timber or a damp window reveal are different: scrubbing harder will not repair them. Before reaching for a spray, identify the material, the extent of the growth and where the moisture is coming from.

First, identify exactly where the mold is growing

Start the inspection without cleaner in your hand. Pull the curtain aside, raise the blind and look at the lower corners, drainage channels and the underside of the sill. Take photographs before touching anything. In a rented Prague flat, make one wide shot and one close-up with a ruler or another familiar object for scale. A spotless after-photo cannot show the landlord how far the original mark spread.

The material changes the decision:

  • glass and smooth plastic usually tolerate careful wet cleaning;
  • rubber seals have folds that trap water and grime;
  • growth can sit through the full depth of a silicone bead;
  • coated timber may be wiped gently while its finish is intact and the wood is firm;
  • plaster, plasterboard and bare timber are porous, so moisture and growth can continue below the visible face.

It is common to find two problems at once. A grey film on the frame may lift onto a cloth, while a dark patch in the reveal stays put. They look related, but they are not the same cleaning task. The US Environmental Protection Agency draws the same practical line: mold can usually be removed from hard surfaces, while porous materials can be difficult or impossible to clean completely.

Remove a surface mark without spreading it through the flat

Clean a small mark on a sound, hard surface with moisture rather than friction. Open the window fully, wear gloves and keep anyone with asthma, strong allergies or a weakened immune system away from the job. Do not start with a dry brush. Avoid an ordinary vacuum too; either can throw contaminated dust back into the room.

Work on a small section. Put water and a little surface-compatible detergent on the cloth, wipe the mark away and dry the area. Seal used paper towel in a bag. Carry a reusable cloth straight to the washing machine in a closed container or bag and wash it separately according to its care label. I prefer to do the main frame first, the channels second and the sill last. That sequence stops dirty water travelling over an area that was already clean.

Bleach is not my automatic first move. The EPA does not recommend biocides as routine mold cleanup, and dead mold still has to be physically removed. If you use a registered mold product, follow its label, contact time and surface restrictions. Never mix chlorine bleach with acids, vinegar, ammonia or another cleaner. More chemistry is not more control.

Each material has a different cleaning limit

Keep wire wool, gritty cream cleaner and metal scrapers away from glass edges and uPVC. Abrasive products can dull plastic, and a scratched frame holds dirt more stubbornly the next time. On a rubber gasket, use a soft cloth or cotton bud only where you can see and reach. Do not pull the seal from its channel unless you know how that window system is assembled.

With a timber frame, excess water is a bigger danger than a lack of effort. Wring the cloth out, keep contact brief and dry the wood immediately. Stop if the coating flakes, the timber feels soft or a fingernail leaves a dent. Soaking it again drives moisture further in. A joiner, building manager or remediation specialist needs to assess that damage.

Silicone has its own awkward limit. You may clean the surface yet still see black dots inside the bead. That is not a reason to reach for a stiffer brush. A contaminated bead often has to be removed and replaced after the substrate has been cleaned and dried completely. Tenants should not cut it out without the landlord's approval. It is part of the fitting, and fresh silicone will spot again if the wet detail underneath remains unresolved.

A window reveal deserves the same restraint. Sound washable paint may tolerate a very gentle wipe if the manufacturer allows it. Chalky paint, soft plaster, bubbling, or a stain that grows after rain points beyond housekeeping. Painting over damp mold buys a tidy photograph, not a repair. EPA guidance also warns against caulking or painting a moldy surface before it has been cleaned and dried.

Deal with condensation before the mark comes back

A clean frame is only half the job. Wipe morning water from the glass and lower edge, then hang the cloth somewhere other than the sill. Air the room with a short, full opening, ideally a cross-draft. Leaving a window tilted for hours can chill the reveal; that colder surface may then collect more condensation.

I once saw a Vinohrady bedroom where the patch appeared only behind a heavy curtain. The tenant aired the room every day, yet the curtain pooled on the sill, three plant pots filled the remaining space and a deep shelf covered much of the radiator. Moving the fabric and clearing an air path reduced the morning water noticeably. No miracle bottle was involved. Warm room air could finally reach the window.

Run a working extractor after a shower and keep the bathroom door closed while the moisture is being sent outside. A recirculating cooker hood catches grease but may not remove water vapor. Indoor laundry is another sizeable autumn source. If a drying rack is the only option, keep it in one ventilated room and watch the hygrometer rather than guessing. The Czech National Institute of Public Health lists cooking, washing and indoor drying combined with poor ventilation among common moisture causes in homes.

A hygrometer helps separate a habit from a building defect

One reading immediately after airing proves very little. Put a basic digital thermometer-hygrometer in the room, away from the cold sill, and keep a short log for five to seven days. Note the temperature, relative humidity, condensation, outdoor weather and whether anyone cooked, showered or dried laundry. Read it in the morning, after a moisture-producing activity and in the evening. Compare windows if the flat has more than one.

The note can be rough: "Tuesday 7:15, bedroom 19°C, 68%, water on the bottom 5 cm of glass; 57% after ten minutes of cross-ventilation." You are not running a laboratory. You are looking for a pattern. Does humidity jump after a shower and fall after airing, or does one corner stay wet on days with no laundry while every other window remains dry?

A problem confined to one window junction, worsening after rain or returning along the same crack raises suspicion of a leak or thermal bridge. A Czech energy advice centre run under MPO EFEKT describes seasonal condensation at cold construction details and also the need to rule out water ingress. No article can diagnose the flat remotely. A week's notes, however, gives a landlord or surveyor far more than "the mold is back."

When to stop cleaning and call the landlord or a specialist

Put the cloth down if the patch expands, returns within days of drying, the plaster softens, paint bubbles, timber decays or the mark changes with rainfall. Do the same when there is a musty smell but no visible source, or when the area is too large to isolate and clean safely. Repeated or extensive growth calls for an investigation of the moisture supply. The Czech public-health guidance is blunt on this point: disinfection does not remove a construction defect.

Tell the landlord promptly. Send the before-cleaning photographs, the date you first noticed the problem, the room and window location, several temperature and humidity readings, and a short account of what you have already done. Keep it factual. The Czech Ministry of Regional Development says tenants should report defects requiring repair without delay and allow access for the work. Responsibility depends on the cause and scope, not simply on who noticed the stain first.

Give a cleaning professional a defined brief: material, approximate area, number of windows, photographs and whether the mark has returned. A responsible cleaner can handle accessible, washable surfaces and the surrounding grime. They should not promise to repair a leaking window junction, a thermal bridge or wet plaster. Those jobs belong to the landlord, building manager, joiner, surveyor or remediation contractor once the cause is known.

If the job is a clearly scoped clean of frames, channels and window surroundings in Prague, ČistýKout is one local option. Send a no-obligation enquiry through the ČistýKout contact form and attach photographs. If they point to a building problem, at least you will know that another round of scrubbing is not the sensible next step.
